We invest in and develop land for energy generation and storage infrastructure in the UK and beyond.
What We Do
Electric Land’s development platform is delivering a growing pipeline of best in class assets by securing predominately freehold land, viable grid and required utility connections and planning permission, and leasing it ‘Ready-to-Build’ to operators. All assets are held long term in Electric Land’s investment portfolio.
Site Identification
Electric Land’s expertise allows us to identify and assess projects against development constraints. Viable projects are selected for screening and development.
Due Diligence
Detailed due diligence is undertaken on all development and acquisition opportunities. DD includes planning, utility connections, land ownership and project risks.
Project Development
Selected projects are secured under exclusivity, formal applications for the utility connections submitted and planning is instructed.
Risk Management
Our development team works exhaustively to de-risk projects for construction. Issues around land ownership, planning, easement and ground conditions are all managed.
DEVELOPMENT REQUIREMENTS
We look for Industrial and brownfield sites at least 100m+ from residential
Greenfield land, usually for solar, wind or battery energy storage use

INVESTMENT REQUIREMENTS
We look for transitional and renewable power generation investments including Wind, Solar, Battery Storage, Bio-mass, Waste to Energy & Flexible Back-up (generation?) projects

Our Portfolio
Our portfolio currently includes 800 MW of generation projects across 28 sites in the UK. This represents a prospective £100m ultra-secure, index-linked ground rent portfolio with total GDV in excess of £750m. Electric Land currently has an advanced development pipeline of UK sites representing a further 750 MW.
Our Partners
We value our close and trusting partnerships. Since inception, we have also liked to work closely and in partnership with landowners, our tenants, banks, external development managers and professional advisors. We know that when you have trust in a counterparty, projects go more smoothly. And that works in both directions.
Social Responsibility
We value our team, both staff and advisers, everyone we interact with. At the heart of Electric Land’s ethos is a drive to leave the world in a better state than we found it. We are acutely aware of our ability and responsibility to support, reward and improve our contribution to the lives of our team, our stakeholders and society more broadly.
Ethical Property Foundation
We helped to create and remain a core funder of EPF, which is committed to helping charities be smart about property. When possible we continue to providing pro-bono advice directly to charities.
Living Wage Foundation
We are proud to be a London Living Wage employer, ensuring our staff, interns, and our contracted staff are all fairly employed.
