What We Do
Foundation has been actively investing in and developing UK real estate since 2009 across a range of sectors and we took our first steps into Europe in 2022. Having retained a number of our developments over the last 8 years, as at December 2023 our investment portfolio includes approximately £100m of predominately indexed-linked, long income assets.
We seek healthy returns for taking early-stage risk on assets that are often complex, in urgent need of stabilisation or across fragmented and emerging sectors where we can deliver quality, institutional grade projects usually characterised by index-linked, long income. Our extensive experience across specialist sectors allows us to unlock hidden value and complex projects.
We regularly create partnerships with third-party investors and developers to leverage our capital and expertise in strategies where we have a competitive advantage.

Our highly developed land identification methodology, proprietary data collection, and intimate knowledge of our markets unearths best-in-class investment and development opportunities.
Partnerships
We partner with specialist operators to identify, deliver and ultimately satisfy their real estate requirements. We embed ourselves in the sector specific constraints providing us with a competitive advantage.
Value-add Investment
We maximise returns to our shareholders and funding partners by identifying and executing smart, innovative investment strategies, with a focus on repositioning, creating and extracting value from secure index-linked long-income assets.

Development
We identify, realise and maximise value through extensive risk analysis, specialist sector expertise and proven problem solving. In addition, we fund third-party developers to leverage our resources and capital.
Requirements
Our core purpose is to enhance value-add and opportunistic real estate investment opportunities by creating institutional assets through active asset management, re/development or planning gain. We do this by utilising thematic strategies, typically in specialist subsectors, where we see long term growth, opportunity or specific market dislocation.

Stephen has over 30 years’ experience of strategy, investment and development. He is Chairman of the Group, which he founded in the 1980’s and is responsible for new business initiatives including new Joint Ventures and new Capital.

Michael Sherley-Dale
Non-Exec Director
He founded City North Group in 1983 which floated on the main Stock Exchange in 1998 and was sold to Grainger plc in 2005 for £60 million. In 2010 Michael founded JMS Estates (IOM) Ltd as a specialist in Central London letting and development and this now has more than £110 million of gross assets.

Joined in 2024. Waqar secured an MSc in Mathematical Finance from Queen Mary, University of London and has a background in Corporate Tax at KPMG followed by experience in corporate finance at a boutique firm in the East Midlands.

Nell Mueller-Shaw
Senior Legal Counsel
Nell has over 14 years of experience in a wide variety of commercial property work, including acquisitions & disposals, landlord & tenant work, development schemes, urban regeneration and strategic development sites. Nell has experience working in the renewable energy sector and has worked in both private practice and in-house.
Nell deals with the legal affairs of the business on a day-to-day basis.

David has over 35 years’ experience in real estate investment and development in the UK and Germany. He set up the Hamdon Real Estate Group in Hamburg, Germany with Arndt Alferink in 1999 and remains it’s Managing Director. He is a Chartered Surveyor and was a member of the Board of RICS Germany from 1997 – 2007.
David is the joint lead on securing Electric Land’s development pipeline in Germany.
