What We Do
Foundation has been actively investing in and developing UK real estate since 2009 across a range of sectors and has been growing across Europe since 2022. By retaining many of the investments delivered by our development teams and re-investing profits realised into investment acquisitions, as at June 2025 our owned and contracted portfolio exceeded £150m of indexed-linked, long income assets.
Site Identification
Our highly developed land identification methodology, proprietary data collection, and intimate knowledge of our markets unearths best-in-class investment and development opportunities.
Partnerships
We partner with specialist operators to identify, deliver and ultimately satisfy their real estate requirements. We embed ourselves in the sector specific constraints providing us with a competitive advantage.
Value-add Investment
We maximise returns to our shareholders and funding partners by identifying and executing smart, innovative investment strategies, with a focus on repositioning, creating and extracting value from secure index-linked long-income assets.

Development
We identify, realise and maximise value through extensive risk analysis, specialist sector expertise and proven problem solving. In addition, we fund third-party developers to leverage our resources and capital.
Land Promotion
The promotion or acquisition of brownfield and greenfield land for development across CRE and Living Sectors including industrial & logistics, residential housing, data centre, retail, PBSA and care home. Realised GDV – £100m.
MSA/PFS/Roadside Retail
The acquisition, asset management and development of over 50 MSA, PFS & Roadside Retail assets over a period of 10 years. GDV – £80m.
FPC Convenience
The acquisition, asset management and development of over 50 foodstore led value-add investments over a period of 10 years. Acquisition – £40m.
Electric Land
The largest specialist investor and developer of freehold land for energy generation and storage infrastructure in the UK and beyond. Electric Land’s portfolio includes 1.4GW of projects across 36 sites in the UK representing a prospective £100m ultra-secure, index-linked ground rent portfolio with total GDV in excess of £800m.
Data Centres
Conditional and unconditional acquisition of prime Data Centre development opportunities across the UK and Europe. GDV – £350m.
Requirements
Our core purpose is to enhance value-add and opportunistic real estate investment opportunities by creating institutional assets through active asset management, re/development or planning gain. We do this by utilising thematic strategies, typically in specialist subsectors, where we see long term growth, opportunity or specific market dislocation.

He founded City North Group in 1983 which floated on the main Stock Exchange in 1998 and was sold to Grainger plc in 2005 for £60 million. In 2010 Michael founded JMS Estates (IOM) Ltd as a specialist in Central London letting and development and this now has more than £110 million of gross assets.

Nell has over 14 years of experience in a wide variety of commercial property work, including acquisitions & disposals, landlord & tenant work, development schemes, urban regeneration and strategic development sites. Nell has experience working in the renewable energy sector and has worked in both private practice and in-house.

Paolo Joined Electric Land in 2025, having worked closely with Electric Land whilst at Pulse Clean Energy.
Paolo has nearly 10-years of U.K. infrastructure experience and has spent the past 3-years focused on Powered Land development. Highlights include developing and acquiring over 1GW of Powered Land projects and playing pivotal roles in securing £200m and £175m in debt facilities for previous developers.

Omer Fazal
Chief Investment Officer
Omer is the CIO of Electric Land and is a member of the Executive Committee. He joined Electric Land in 2025 and was deeply involved in the formation of our recent strategic partnership with Stonepeak. Today, Omer leads the strategy and investment decisions, financing and partnerships and supporting with the firm’s continued expansion.
Omer has more than 15 years of experience across real estate and infrastructure, advising on >£10billion of M&A, capital raising and financing transactions.
Prior to Electric Land, Omer was a Managing Director and Head of Real Estate at Centrus, where he built a niche team from scratch, advising on crossover real estate and infrastructure assets. Omer has also held positions as director in the CBRE real estate investment banking team, and senior roles with National Grid and Deloitte.
Omer received a BSc Mathematics & Economics from the London School of Economics.
Sandra Edwards
Vice President at Electric Land Investors
Sandra is responsible for sourcing built and leased investment assets as well as portfolio opportunities. She brings extensive experience in structuring and executing complex transactions to support ELI’s growth strategy.
Before joining the team, Sandra was a Senior Associate in the real estate team at Centrus Advisors in London. Her career began in Australia, where she worked at Barrenjoey Capital Partners and Lendlease.

He set up the Hamdon Real Estate Group in Hamburg, Germany with Arndt Alferink in 1999 and remains it’s Managing Director. He is a Chartered Surveyor and was a member of the Board of RICS Germany from 1997 – 2007.
David is the joint lead on securing Electric Land’s development pipeline in Germany.
