About Us

  • Since 2009 we have concentrated on creating small co-investment vehicles for our own funds, alongside third party investors, prominently investing and developing in the UK. We are opportunistic in our approach and requirements, identifying niche markets where we can secure development sites and value-add projects with particularly well-priced planning, construction and leasing risk, usually with the opportunity to secure long-term pre-lets to strong tenants with a relatively quick turnaround; We always have the  ability to move uncommonly fast with a short decision making process and a nimble team. 

    When developing we often use Development Manager Partners, especially when they bring us the opportunity, funding and supervising with a light touch, to finesse their specialist skills and relationships to manage and minimise risk and to create maximum value.


  • We have a wide range of experience and are particularly comfortable with the energy, retail and restaurants, offices and residential sectors. But we welcome all ideas and partnerships, especially where our individual strengths and skills can be leveraged to mutual benefit.

  • Founded as an Advisory firm by Stephen Lansman in 1985, we have long been experts in developing and implementing Asset Management strategies, and are proud of our history as long standing and trusted advisors to a roster of prestigious clients and partners. We proudly continue to be advisors to a select few clients to this day.

    Stephen Lansman has been a member of the panel of pro-bono advisors of The Ethical Property Foundation since its inception, and is a past Board Member of Genesis Housing, Chairman of Geninvest and Property Director of The Sky Group. He is an Advisor on Asset Management strategy to Ashwell Rogers Chartered Surveyors, having previously held a similar role with Hodnett Martin Smith before their sale to DTZ.

    • Ground-breaking regeneration projects in Wapping, Spitalfields, Brick Lane, Bermondsey, Newcastle upon Tyne and Clerkenwell;
    • Asset Managing a portfolio of Little Chefs, through two tenant Administrations, securing over 100 transactions, including multiple lettings to McDonalds and Starbucks;
    • Advising Housing Associations on house-keeping strategies – including Soho and Notting Hill on HQ moves and Sanctuary on a variety of regional office disposals and acquisitions;
    • Advising on the purchase of The Foundry, a 50,000 sf office refurbishment due to become The Social Justice Centre for London;
    • Working with numerous Housing Associations to successfully develop over 2000 principally affordable homes in Brent, Bromley, Camden, Hackney, Islington, Newham, RBK&C, Tower Hamlets, Wandsworth, and Westminster.

  • We are committed to undertaking pro-bono work, usually through the Ethical Property Foundation, and are equally keen to give smart advice when it’s free.
    The Ethical Property Foundation was set up in 2004 to offer charities, community groups and not-for-profits independent property advice. It has helped over 2,500 organisations to rent, buy, let or manage property. Stephen Lansman has been a member of their panel of pro-bono professional advisors since its inception.

    We are very proud of Land Aid, the initially tiny property based charitable trust we formed with our friends in 1988, which has since grown to a scale where it now aims to award grants of £1m per annum.

  • Our particular priority has always been to help people live normal lives, and fundamentally, and most closely linked to our business, we feel that is about helping people to have a decent home.
